Are your plans stamped by an architect or engineer?

Our plans are reviewed and stamped by a structural engineer, but do not need to be stamped by an architect.

How much do your plans cost?

Plan prices are typically based on square footage, currently $1.50-$2.50 per finished above grade footage. Basements roughed-in are free. If we finish a basement we charge a flat fee of $1,200-$2,000 depending on the size. We cater our pricing for each clients needs and budget, so pricing may vary depending on your requirements. Remodel pricing is based on project.

What is included with your plans?

We include 6 full sets of architectural drawings, site plan, RES Check and structural engineering with all of our plans. We also include 3 chances to make changes to your custom plans. Stock Plan changes charged Hourly.

How much extra do you charge for making changes to plans?

Three plan changes are included with our price for your custom plan. Stock Plan changes charged Hourly.

How long does it take to draw custom plans?

We can complete custom home plans in as little as three weeks. Engineered and stamped, ready to build. Most plans take from four to six weeks.

How soon can I get a stock plan?

Stock plans can be engineered and completed in just a few short days.

How much are additional copies of plans?

We currently charge $25.00 for additional copies of plans.

How much are bid sets of plans?

Bid sets are typically $200.00 for stock sets of plans.

Do your plans have basements or are they crawl space or slab on grade?

All of our plans are designed with basements, but can be easily modified to have slab or crawl spaces.

Where can your plans be built?

We can design plans that can be built anywhere in the country.

Do your plans contain all the needed information for me to obtain a building permit?

Our plans are permit ready. In most cases we include everything you need to get a building permit. Stamped plans, site plan, RES Check are all included. The only item we don’t currently include is a stamped civil engineers site plan. Sometimes these are required on sloped mountain side lots.

What is a RES Check?

A RES Check is a building energy codes program that shows you your homes energy efficiency. It is required by most municipalities.

How much does a RES Check cost?

We include this with every purchased set of plans. If you are looking for a stand alone RES Check, call for pricing.

What type of software do you use to draw the plans?

We currently use software called Revit. It is an AutoCAD based software that can be saved in .dwg format which is easy for the client to view on their personal computer. It is great for visualizing your plans before construction even begins.
